- Description: GOPPAR shows a hotel’s operating profit per available room. Why it reveals more than RevPAR.

Key points
- GOPPAR stands for gross operating profit per available room: a hotel’s gross operating profit divided by its available room nights.
- Unlike RevPAR, it takes account of all revenue and of operating costs such as staff, energy and commission.
- For full-service city-centre hotels in London, GOPPAR was £135.50 in 2025 and the margin 46.8 per cent, according to an analysis of HotStats data.
- The metric is particularly revealing for German hotels, where high costs meet moderate room rates.

**Two hotels earn the same revenue per room. One makes a good profit, the other barely any. No revenue metric shows the difference, but GOPPAR does.**

## What GOPPAR measures

GOPPAR stands for gross operating profit per available room. Gross operating profit, or GOP, is the profit from day-to-day hotel operations: all revenue from rooms, food and beverage, meetings and spa, minus the costs the operation incurs, such as staff, cost of goods, energy, marketing, administration and commission. Rent or lease payments, depreciation, interest and taxes are usually not deducted.

## How GOPPAR is calculated

The formula is gross operating profit divided by available room nights. An example: a hotel with 40 rooms has 1,200 room nights available in June. Its total net revenue is 150,000 euros and operating costs are 105,000 euros. Gross operating profit is 45,000 euros, and GOPPAR is 37.50 euros.

## Why GOPPAR reveals more than RevPAR

RevPAR shows how well a hotel sells its rooms, but not what is left over. A hotel can increase its RevPAR through expensive platform bookings or high staffing levels and still earn less. GOPPAR makes such effects visible.

The London market shows how differently revenue and profit can move. According to HotStats data analysed by Cushman & Wakefield, RevPAR at full-service city-centre hotels fell by 0.9 per cent in 2025\. GOPPAR remained almost stable at £135.50, and the margin rose slightly to 46.8 per cent, partly because utility costs fell by 8.9 per cent.¹

In Germany, the cost side matters particularly. According to the German Hotel Association, Germany is one of the European hotel markets with the highest cost structure combined with moderate room rates.²

## The limits of the metric

GOPPAR works well for comparisons over time and with similar properties. For comparisons with other hotels, however, costs must be defined in the same way. Many hotels and benchmarking providers use the international Uniform System of Accounts for the Lodging Industry (USALI) for this. An owner-run property where family members work without full pay looks better in GOPPAR than it really is.

## What hoteliers should look for

Checklist: using GOPPAR

1. **Calculate monthly:** Divide gross operating profit from the accounts by the available room nights.
2. **Compare with RevPAR:** If RevPAR rises but GOPPAR does not, take a closer look at costs.
3. **Allocate costs:** Track staff, energy and commission separately.
4. **Value family work:** Include family members’ work at an appropriate salary to get a realistic picture.

## More in the magazine

Why hotels lose track of their figures despite modern software is explained by René Kaplick in our article ["Digitalised – and still flying blind?"](https://www.eingecheckt.de/en/digitalised-still-flying-blind-hotel/). How one hotel opens only at weekends in the shoulder season, based on its own calculations, is shown in ["Das Walchsee in Tyrol opens only at weekends in the shoulder season"](https://www.eingecheckt.de/en/das-walchsee-weekend-opening-shoulder-season/). The related revenue metric is explained in the glossary entry on [RevPAR](https://www.eingecheckt.de/en/what-is-revpar-hotel/).
